Buying a Home

If you are considering a house move, an informal chat about procedures, practical considerations and, importantly, the costs involved generally helps to put any worries to rest.

The conveyancing language can also be off-putting to some. We will explain the various options open to you and we can advise on local agents, surveyors and financial advisors.

Most clients prefer to see us face to face to explain the contract papers and we provide a written report in any event. This includes an indication of fees and costs together with specialist guides for purchasing or selling and mortgaging properties. These explain clearly the procedures involved.

Prior To Exchange Of Contracts

Once we have received from the Selling Agent details of the property you are buying, we will contact the Seller's Solicitor. They then forward the Contract and supporting documents to us. This includes a copy of the title deeds and responses to general questions. These documents are then checked in great detail to ensure that everything regarding the ownership of the property is in order. We will then ask any additional questions that arise from the paperwork and send off the necessary searches.

Signing The Contract

Once we are satisfied with the replies to questions and the results of the searches and you have received your mortgage offer, if applicable, we go through all the documentation with you. If everything is in order, Contracts can be exchanged. At this stage you are contractually obliged to purchase the property and a completion date (i.e. moving in date) is fixed.

If you are both buying and selling a property, we will synchronise the transactions for both.

Preparing For Completion

Once Contracts have been exchanged, we request the mortgage monies from your Lender and prepare the Deed in order to transfer the property into your name.


Completion

On the date arranged for completion, we will send the purchase monies to the Seller's Solicitors to enable the keys to be released to you.

After Completion

We also deal with the Stamp Duty Land Tax Return and register your title to the property with the Land Registry. Completion of registration generally takes about four weeks after you have bought the property.
